Selling Your Home: Steps to Success
Sign Listing Agreement
We will need to set up a 30 minute appointment at your home to sign the listing documents, take photos for marketing, and go through a checklist/property disclosure. Please make me aware of any known defects on your property.
Marketing Your Home
With your consent your home will be marketed through the MLS and multiple other sites including Zillow, Trulia, Realtor.com, and all social media site. I will assume all marketing costs.
Comparative Market Analysis
A comparative market analysis is used to work with you in determining the best listing price for your home (a copy of the CMA will be provided to you at the time of our meeting).
Your Property Is Listed!
Your property will be listed within 2 business days of our meeting.
Make Your Home Show Ready
If you are occupying your home it is recommended that it is ready for showing. Usually we request 24 hour notice for viewings but we can stipulate any showing instructions such as Saturdays only. Vacant properties are shown with your permission by combination, MLS lockbox, or by agent with key.
Accepting An Offer
All offers received will be submitted to you for your consideration immediately. You are free to accept, reject, or counteroffer on any offer submitted to you. Once an offer is accepted the purchase agreement is legally binding and irrevocable. If anyone approaches you about purchasing your home please refer them to me. The buyer is responsible for obtaining an appraisal/inspection within the timeframe stipulated on the purchase agreement.
It's Closing Time!
A tentative closing date is set when transfer of ownership will occur. The agreed upon commission is paid by you at closing.
Information I May Need From You To List Your Home
This information is either required or often requested by buyers/ buyers’ agents. If you have the information readily available it is helpful to expedite the process.
- How much do you owe on your home?
- Do you have an elevation certificate?
- How much do you pay in flood insurance?
- How much do you pay in taxes?
- Do you pay any Homeowner's Association or Condo Association fees? How much are the dues?
- Are you open to providing any owner financing, offering rent-to-own, bond for deed, or requesting short sale from your mortgage lender?
- Do you have a termite contract?
- Was your home recently renovated? Are there any amenities?

Wash your home's windows, siding, and walkways
Cut The Grass
Mow the lawn every 2 weeks in the summertime
Flower Beds
Maintain upkeep on flowers and garden beds
Easily Visible
Hang easy-to-read house numbers so the address is clear and visible
Repaint
Repaint or stain as needed, inside and out
Clean Up Trash
No overflowing trash in and around the property
Change Bulbs
Make sure you have working lightbulbs in every socket
No Leaks
Make sure all of your faucets are leak-free
Do The Dishes
Do not keep any dirty dishes in the sink
Clean Surfaces
Clear off as many surfaces as possible, especially in the kitchen
Declutter
Declutter all unecessary items to make your home appear bigger and more appealing
Natural Light
Open as many blinds or curtains as possible to let natural light in
