I’m sure you are wondering what’s next. Here is some information I will need to help you with the process. As your agent I will work to make the process as seamless and stress free as possible.
First Steps to Home Ownership
Get A Mortgage Lender
Now that you’ve decided to buy your home, how will you purchase it? Do you need a mortgage loan? For many people the answer to this question is yes. If you’ve already found a mortgage lender to work with, great! If you haven’t I will work to connect you with the best lender for your specific circumstance. Some lenders specialize in first time ownership, financing for people with credit issues, investment packages, and commercial/industrial loans. If financing will be used it is key to determine how much you will qualify for prior to shopping for a home.
Get Prequalified
We can begin viewing homes after a prequalification is obtained. It is important that you supply your lender with requested documents including the past 2 years tax returns/ w-2 forms and bank statements in a timely fashion in order for your prequalification to become a preapproval. When you find a home you like a preapproval letter will be drafted. (Although it is not mandatory to submit offers with preapproval letters in all cases many sellers’ agents request proof of funds with offers). Sellers may also take the preapproval in to consideration when weighing offers. It only benefits buyers to have the preapproval letters handy when home shopping.
View Some Homes!
Tell me what you’re looking for and I’ll work hard to find a home that you are happy with. I will also show you homes that you find on your own. Keep in mind vacant homes are typically pretty easy to schedule viewings for but homes with occupants may require 24 hour + notice. I will always work to get you in to see a home that you’re interested in as quickly as possible.
Make An Offer
Once you decide you want to make an offer on a home I will run a comparative market analysis to make sure the asking price is fair and will likely be supported by the appraisal required by lending institutions. When you decide on your offer price I will submit it as quickly as possible on the same business day. The offer will require your signatures which may be done via email by docusign or in handwritten format.
Offer Accepted, Welcome To Your New Home!
Once an offer is accepted the down payment (if 100% financing has not been obtained) is due and must be submitted to our broker to be held for closing.
Questions I Will Ask The Seller's Agent to Provide You With
- How much do you owe on your home?
- Do you have an elevation certificate?
- How much do you pay in flood insurance?
- How much do you pay in taxes?
- Do you pay any Homeowner's Association or Condo Association fees? How much are the dues?
- Are you open to providing any owner financing, offering rent-to-own, bond for deed, or requesting short sale from your mortgage lender?
- Was your home recently renovated? Are there any amenities?
